Living in The Bahamas: Island Life, International Connections and Exceptional Homes

Turquoise water, year-round warmth and a remarkably easy connection to the United States have long made The Bahamas an attractive place to visit. Owning a home there offers something rather different: the opportunity to make island life part of everyday life.
There is a point on many holidays when you look out across the water and wonder what it would be like if you did not have to leave.
In The Bahamas, that question is particularly tempting. The appeal is obvious enough from a hotel terrace: brilliant blue water, white-sand beaches, warm weather and a pace of life that feels some distance from London, New York or Toronto. But buying a home is different from choosing somewhere for a fortnight’s holiday. You need to know whether the place works when the suitcases are unpacked and everyday life begins.
For international buyers considering Nassau, New Providence and Paradise Island, the answer can be surprisingly compelling.
Lomond Estates currently has a selection of Bahamian properties within our portfolio, ranging from a Palm Cay home at BSD1.45 million to substantial waterfront villas and Four Seasons Residences priced at almost BSD20 million.
So what do you actually get for your money, and what is it like to live there?
The Bahamas beyond the holiday
The Bahamas comprises hundreds of islands and cays, but for an overseas property buyer wanting a combination of island lifestyle and practical infrastructure, New Providence, home to Nassau, is the obvious starting point.
Living here can offer an interesting compromise. You are unmistakably in the Caribbean, surrounded by warm Atlantic waters and with boating, swimming and beaches woven into everyday life, yet Nassau is also the country’s commercial centre. Restaurants, shops, schools, medical facilities, marinas and international air connections are all considerably closer than the desert-island imagery might suggest.
English is the official language and the Bahamian dollar is maintained at parity with the US dollar, while US dollars are also widely accepted. For buyers accustomed to Britain, another small familiarity is that traffic drives on the left.
The proximity to Florida is particularly significant. Miami is roughly an hour away by air, making South Florida accessible for business, shopping or onward international connections. That ability to combine an island home with relatively straightforward access to North America is one of the qualities that separates Nassau from more remote Caribbean locations.
An outdoor life that becomes normal
The greatest change may be less about property and more about how you spend your time.
A morning swim need not be something reserved for holidays. Boats cease to be an occasional indulgence and become a practical way of exploring neighbouring islands and cays. Lunch can be beside the water, and evenings that might once have been spent indoors increasingly migrate to terraces and gardens.
The climate encourages an outdoor existence, although prospective residents should approach the tropical environment realistically. Summers are hot and humid, while the Atlantic hurricane season is an important consideration for property ownership, insurance, construction standards and ongoing maintenance.
There is also a difference between living in a resort and living on an island. Imported goods can be expensive and some services will inevitably operate differently from London or a major American city. Choosing the right location, community and property therefore matters.
For some buyers, a managed residence makes enormous sense. Others want precisely the opposite: their own waterfront villa, privacy, a boat nearby and as much independence as possible.
Our current portfolio illustrates both approaches.
Palm Cay: an accessible route into Bahamian ownership
At BSD1,450,000, Casa Azure, Palm Cay is currently the lowest-priced Bahamian opportunity in our selection.
The property offers four bedrooms and four bathrooms across approximately 3,774 sq ft and sits within Palm Cay on New Providence.
Palm Cay is particularly interesting for buyers whose idea of Bahamian life includes boating. The marina and residential environment provide a more self-contained coastal lifestyle while keeping Nassau accessible.
For somebody looking for a family home, second residence or a base from which to spend substantial periods in The Bahamas, the combination of space and community makes this a very different proposition from buying an apartment within a large resort development.
Villa Sundance: waterfront living in West Bay
At BSD3,295,000, Villa Sundance on West Bay Street moves the proposition firmly towards the classic Bahamian dream.
The waterfront home offers three bedrooms, three bathrooms and approximately 4,500 sq ft.
And this is where the distinction between visiting The Bahamas and owning there becomes rather tangible. When the water is effectively outside your door, the sea is no longer scenery provided by a hotel. It becomes part of the home.
For a buyer specifically seeking privacy and direct access to the Bahamian waterfront rather than the amenities of a managed resort, a property such as Villa Sundance deserves consideration.
A larger waterfront proposition
Our portfolio also includes North Coast Apartments, offered at $5,250,000, with approximately 6,500 sq ft, 12 bedrooms and 12 bathrooms.
Its scale immediately puts it into a different category from a conventional family residence. A 12-bedroom waterfront property creates possibilities for buyers looking for substantial accommodation, an extended-family compound or a property with a broader investment rationale.
At this level, the question is no longer simply “How many bedrooms do I need?” but how the property will actually be used over the coming years.
That is where buying advice becomes particularly important. The best property is not necessarily the largest or most expensive. It is the one that fits the owner’s intended lifestyle and longer-term plans.
Paradise Island and the Four Seasons Residences
At the other end of the ownership spectrum from an independent waterfront villa is the fully serviced branded residence.
Lomond Estates currently has several opportunities at The Four Seasons Residences on Paradise Island, beginning with a two-bedroom, four-bathroom residence of approximately 3,124 sq ft, offered at BSD7,310,000.
A three-bedroom, four-bathroom residence, extending to approximately 4,073 sq ft, is offered at BSD9,890,000.
For buyers wanting more space, a four-bedroom, five-bathroom residence of approximately 5,028 sq ft is available at BSD15,960,000.
These properties appeal to a different kind of international owner. The attraction is not simply the apartment itself, but the combination of a high-end home with the convenience and service associated with a globally recognised hospitality environment.
For somebody dividing their year between several countries, that can be extremely valuable. Locking the door of a standalone Caribbean house and leaving for several months involves different considerations from owning within a professionally managed residence.
The trophy penthouse
At the top of our current Bahamian portfolio is the Trophy Penthouse at The Four Seasons Residences, Paradise Island.
Offered at BSD19,560,000, the residence provides four bedrooms, seven bathrooms and approximately 5,263 sq ft.
The scale is impressive, but the setting is arguably more important. Large indoor and outdoor living spaces overlooking the water are exactly what buyers at this end of the market expect from a Bahamian residence.
At nearly BSD20 million, however, this is not simply a holiday apartment. It sits within an international ultra-prime property market where purchasers may be comparing The Bahamas with Miami, the Mediterranean, Dubai or other established luxury destinations.
The question becomes not merely whether the property is exceptional, but whether The Bahamas is where you want to spend a meaningful part of your life.

The financial attraction
The Bahamas also attracts international residents because of its tax environment. It is generally known for having no personal income tax, capital gains tax or inheritance tax, although that should never be interpreted as meaning property ownership is tax-free.
Real property tax, VAT, transaction costs, legal fees, insurance and other charges can apply, and an individual’s tax position may continue to be affected by their citizenship, domicile, residence and financial affairs elsewhere.
For a British buyer in particular, owning a Bahamian property does not by itself make UK tax obligations disappear. Residency and tax planning need to be considered separately from the property purchase and should be handled with appropriate professional advice.
The useful point is that The Bahamas is not merely marketing itself as a holiday destination. It has long sought to attract international residents, investors and financial services alongside tourism.
Could you actually live there?
That is perhaps the most interesting question.
For someone who needs the cultural density of central London, enjoys four distinct seasons or wants to be within walking distance of hundreds of restaurants and theatres, island life may eventually feel limiting.
For somebody whose priorities are sunshine, privacy, the sea, boating and the ability to spend more of the year outdoors, the equation can look very different.
And there is another increasingly important category: people who no longer need to decide where they will live full-time.
A Bahamas property can be the winter home. London or Europe can remain the summer base. Business can continue internationally. Family can visit. Miami is close enough to function as a gateway to the United States and beyond.
For these buyers, the decision is not “Britain or The Bahamas?”
It is whether The Bahamas deserves a place in the portfolio of locations they call home.
Buying in The Bahamas with Lomond Estates
International property buying should begin with the buyer, not the listing.
The seven opportunities currently within our Bahamas portfolio range from a BSD1.45 million Palm Cay residence to a BSD19.56 million Four Seasons penthouse. They represent very different versions of Bahamian ownership: marina community, private waterfront home, substantial multi-bedroom property and fully managed ultra-prime branded residence.
Lomond Estates works as a buyer’s adviser, helping international clients identify the right property and bringing trusted local expertise into the transaction where required.
If you are considering a home in The Bahamas, we can discuss what you actually want from the property, whether that is a winter residence, permanent move, waterfront lifestyle, family base or an international property investment, and identify which opportunities best fit that objective.
The right property. The right advice.
